3) The Rent stipulated shall be paid to the Lessor every English Calendar
Month on or before 5th every month. The Party of the second part is

4) The Lessor has agreed to give vacant possession of the demised

5) The Municipal property tax and other taxes on the property on the
Demised properties shall be paid by the Lessor.
6) During the period of Lease, the Lessor or Lessee can terminate the lessee By giving Six months’ notice in writing The above applicable on either side of Lessor and Lessee vice versa.
The Lessee shall allow the lessor, to show the premises during the day
Time for the prospective tenants.
7) The Lessee is permitted to park their Two wheeler inside the Premises.
8) Electricity and Water charges shall be paid by the Lessee periodical As per bills received.
9) The monthly maintenance charges shall be borne by the Lessee.

Fan recoiling, and motor oil. Sump cleanin gand whater tank cleaning
Repairs of Borewell Pu servicing
Repairs / replacement of battery for UPS ( which is more than 5000 to
6000) 50% borne by theTenanants and 1st floor.
10) The Lessor of his authorised representative shall have the right to
inspect the demised premises whenever necessary. During reasonable
hours in day time, the due notice being given the Lessee in order to
examine the state and condition of the demised premises.
11) No structural alteration of any kind to the demised premises or any
Part thereof may be carried out by the Lessee without the proper
Permission in writing of Lessor.
12) The Lessee undertake to maintain the demised premises in good
Conditions reasonable wear and tear excepted. The Lessee will be
Responsible for carrying out minor maintenance ( installation of
AC, Water heater. Leaking of taps etc.
13) The Lessee agrees not assign or under let or sublet or part with the
Possession of the demised premises or any part thereof and also agrees
Not to earn on any offensive trade or prohibited business and not to
Store any combustible or explosive substance.
14. The Lessee agrees to deliver possession of the demised on the expiry of
Lease as stipulated in this agreement in a good condition as it was,
